City Council will consider a request by SUN Investors, LLC for prior approval of property tax exemption for a major new apartment development in the Sunnybrook area on Monday. The Summit at Sunnybrook Village, a 225 market rate apartment home development, will be the first phase of a major new mixed use commercial, office and residential development planned for the northeast corner of Sunnybrook Drive and Christy Road. The new class “A” master-planned development will include a number of amenities such as a resort-style swimming pool, clubhouse and fitness center.

Smithfield Foods has requested the City of Sioux City’s support for an application to the Iowa Economic Development Authority (IEDA) for financial assistance.  The company is considering an expansion of its Sioux City plant. Branded under the Curly’s Foods name, the company’s Sioux City production facility produces a wide variety of cooked meats for many national restaurants and grocery stores. Steadily increasing sales over the past several years has prompted a need for additional production capacity.

City staff submitted an application to the Iowa Reinvestment District Program last week requesting funding for the Sioux City Reinvestment District. The Reinvestment program, administered by the Iowa Economic Development Authority (IEDA), allows communities to establish zones of up to 25 acres where future hotel/motel and sales tax revenue can be used to assist with new development in that area. The Sioux City Reinvestment District encompasses a 1.5 mile highly visible corridor between the Yards I-29 Business Park and Historic 4th Street in downtown.

The economic development organizations in northwest Iowa are teaming up to bring the statewide Dream Big Grow Here business grant contest to our region for the first time. The Dream Big Grow Here contest is an opportunity for Iowans to fulfill their dreams of self-employment or expansion of their current business. The contest allows entrepreneurs the chance to submit their dreams to start or expand a business, then encourage friends, family, and customers to vote for them online.

TrinityRail Maintenance Services, Inc. (“TrinityRail”), a railcar service provider offering an array of services to the industrial, energy, transportation and construction sectors, will establish a new operating facility in the Southbridge Business Park in Sioux City, Iowa. TrinityRail has selected a 120-acre site for their expansion that will bring 250 new competitive-wage jobs and a $30 million capital investment to the community. Construction of the new facility is projected to begin this fall with completion scheduled for summer 2015.

The University of Northern Iowa’s Business & Community Services (BCS) will collaborate with regional economic development groups in Iowa’s Monona, Plymouth and Woodbury counties to launch a new initiative to support and encourage entrepreneurship and start-up businesses. The Regional Entrepreneurship Project is provided through a grant to UNI as part of the US Economic Development Administration (EDA) University Center Program.

The City of Sioux City has been awarded an additional $631,102 from the Economic Development Administration (EDA) to assist with rail improvements in Southbridge Business Park. The City was awarded $551,459 by the EDA in 2013 for this project.  The additional funding will be used for the construction of an industrial lead track and “drop & pull” yard.

Today Rick Bertrand President of AlleyCat Holdings LLC announced the planned construction of a new Townhome Development located at 14th and Martha St. on Sioux City’s Northeast side. 

The new project named “Robert’s Addition” will be located 4 blocked east of Bertrand’s current townhome development “Grant’s Addition” which is currently adjacent to the new Unity Elementary school and in its final phase 3 of construction.

The City of Sioux City has been awarded a $1,000,000 grant from the US Department of Transportation to assist with transportation improvements in Hoeven Valley. The funds have been awarded from the highly competitive Transportation Investment Generating Economic Recovery, or TIGER Discretionary Grant program.
