Sunnybrook Commercial Development Advances

AP Sioux City LLC, headquartered in Dallas, TX, has announced plans for the construction of a 350,000+ square foot commercial development in the Sunnybrook area.  On Monday, City Council will consider information submitted on the proposed 64-acre development, to be known as “Sunnybrook Village."  The development will boast a mix of nationally-recognized retail and commercial tenants as well as "The Summit," a luxury 225-unit multi-family residential project.  

According to Jay Anthony, president of AP Sioux City LLC, "We are very excited to bring this new mixed use project to Sioux City. It has been a pleasure to do business here and we look forward to being a part of this growing community."

Sioux City Mayor Bob Scott added, “This development is good for Sioux City. This major retail investment will increase our sales tax receipts and highlights the continued growth of our community as a regional retail center.” The development proposal for this project includes an overall capital investment of over $50 million, with approximately $20 million for the multi-residential property and more than $30 million for the commercial property.

Located in the fast growing Sunnybrook retail area on the city’s east side, Sunnybrook Village will complement other new commercial and healthcare investment made in the last two years. UnityPoint Health-St. Luke’s expanded its outpatient services in 2013 with the new $28 million Sunnybrook Medical Plaza. Additional healthcare facilities were also developed surrounding the medical center. Earlier this year, several large scale retailers opened as part of an $8 million investment and a new Hampton Inn & Suites is currently under construction.

Construction of a new 225-unit market rate apartment complex development was announced in the spring. Known as “The Summit at Sunnybrook Village,” the class “A” master-planned project will be located adjacent to Sunnybrook Village on the northeast corner of Sunnybrook Drive and Christy Road. Perry Reid Properties plans to break ground this fall with leasing to take place in June 2016.

Construction for Sunnybrook Village is anticipated to begin in 2016 with the first phase completed in 2017. Interest has been strong from four potential anchor tenants for the complex, along with several inquiries from additional tenants.
